Warehouse for automotive industry

Seven out of 10 premium cars produced in Europe are manufactured in Germany, making the country Europe’s number one automotive market. Globally, one in five cars carries a German brand. The automotive industry is the largest industry sector in Germany, which is home to the largest concentration of OEM plants in Europe.

Built-to-suit property solution

DB Schenker, one of the world’s largest transportation and logistics services providers, required a property solution in Leipzig (Germany) close to the operations of its customer BMW Group. From there it would supply vehicle parts and modules as quickly and efficiently as possible to the car manufacturer’s production plants in China and South Africa.

DB Schenker’s essential requirements for the built-to-suit facility were:

  • Storage capacity within the immediate vicinity of the production plant
  • Excellent multimodal connections for efficient international supply
  • Rapid development

Goodman Solution

Goodman and DB Schenker enjoy a fruitful relationship that began in 2006. DB Schenker selected Goodman for a number of reasons:

The 145,000 sqm logistics centre was developed in two phases between February 2011 and December 2013. The first construction phase of 81,000 sqm was operational in just eight months. Goodman then quickly started on the extension.

The optimum location
To meet DB Schenker’s requirements, Goodman revitalised an site of over 27 ha. The site is directly adjacent to the new trade fair centre and less than 3 km from the BMW Group production plant. The short distance and the multimodal connections to rail, water and air transport add real value to the logistics services provider’s business. The easily accessible transport network ensures efficient supply to the production units in China and South Africa.
Built-to-suit property for the automotive industry

The 145,000 sqm logistics centre has been tailored to meet the specific requirements of the car industry. The side-loading and unloading tunnels typically used by the sector, together with 100 loading docks ensure efficient transportation of products from the production facility to the warehouse. The property also features a large external storage area of around 14,000 sqm. The new built-to-suit development offers DB Schenker ideal conditions to implement optimal logistical processes.

Additional features
As sustainable property development is a priority for both DB Schenker and Goodman, a number of ecological features were included in the development; increased insulation, which guarantees energy savings, and a solar thermal plant on the roof to heat water.

Results

Guaranteed production supply

From the new logistics centre in Leipzig, DB Schenker provides over 8,000 different parts for vehicle production overseas in China and South Africa. The property allows the company to assure production supply so that assembly runs precisely on schedule at all manufacturing sites.
